1600dave
I'm halfway to posting them, they're all boxed up and sitting under my desk at work. They have been for a month or two (or maybe even three.....), just got to remember to take it to the post office. Will get it done this week (unless I forget ) Edited July 9, 2018 by 1600dave OdinZ

Administrators gav240z Posted July 11, 2018 Author Administrators Share Posted July 11, 2018 I was looking at buying 1 of these Warehouses out in Bang-a-rat (Ballarat) Same kind of price as the Moorabbin Mancaves but a lot more appeal and space and don't think there would be the same level of strata. Not sure if there is contamination concerns being an old munitions depot. http://www.guncotton.com.au/history CBR Jeff

Administrators gav240z Posted July 11, 2018 Author Administrators Share Posted July 11, 2018 I'd have to live in it, can't afford a house + that. Guess I could build a mezzanine level and live upstairs! At 1 stage I was looking in Broadmeadow (Newcastle) and found this place, but was too late, someone had already put a deposit down! https://www.realestate.com.au/sold/property-house-nsw-broadmeadow-123349934 It came with a free house lol..but would have made a cool garage. Administrators gav240z Posted July 11, 2018 Author Administrators Share Posted July 11, 2018 18 minutes ago, mossy said: Could you live in a factory if you bought one (legally) Depends on the zoning it falls into, in some cases it would be no problem if it's already in a residential zone or semi-residential area. For other heavy Industrial areas you may have issues. You can apply for a caretakers residence - even in very industrial areas, but in many cases you may not want to because of noise, dust or industrial processes in the area that may not be good for human health as long term exposure and so on.. For example this place in Coburg was mixed in with residential homes in the area. https://www.realcommercial.com.au/property-industrial+warehouse-vic-coburg-502705362 However that doesn't mean peace and harmony. https://www.heraldsun.com.au/leader/north-west/family-moves-out-of-coburg-home-to-escape-noise-from-bega-cheese-factory/news-story/335fdfc889dca8f02667dbed6c321a31 However when I look through lots of industrial properties / warehouses I often see signs of someone living in them. Check these out. https://www.realcommercial.com.au/property-industrial+warehouse-vic-moorabbin-502852486 https://www.realestate.com.au/sold/property-warehouse-vic-springvale-126050610 https://www.commercialpropertyguide.com.au/property/165945/sold/5-lemmon-avenue/keilor-east-vic-3033/industrial/ https://www.realcommercial.com.au/property-industrial+warehouse-vic-spotswood-502791322 (perkies!) hmd
or if you have to work in the cbd, buy a cheap apartment in dorkland and get a factory in the burbs for your mancave. This is what one of my friend did.

Administrators gav240z Posted July 14, 2018 Author Administrators Share Posted July 14, 2018 2 old workshops that were turned into town houses. https://www.realestate.com.au/sold/property-house-vic-bentleigh-125173298 https://www.realestate.com.au/property-townhouse-vic-bentleigh-126445974 I know the area well because when I first got my 73 240z back in the late 90s. I took my 240z to the workshop out the front (Beaurepairs) for some new tyres etc.. Anyway I went and had a look when I was in Melbourne over Christmas time (I recall it being very warm) and checked 1 of them out in person. https://photos.app.goo.gl/k6tYd0JYmHSWwQNW2 I love the look of the places and how they were converted, but they are asking too much $$$ for them. Considering they are really Townhouses and not individual plots of land with no real scope to increase their size and tiny yards with shared drive. Then I found this 1 in Ivanhoe and thought it could have similar potential but it was incredibly small..no room to put the cars (even if you built up 2 floors).. https://www.realestate.com.au/sold/property-house-vic-ivanhoe-127702994 and finally this 1 I'm still a bit bitter about. As I had the strongest $$$ offer on the place and got swindled out of it at the 11th hour and 55 mins to midnight. I believe they call it Gazumping - although it was more about contractual conditions than monetary offer being stronger from the other party. The agent sandbagged on deposit details so he could entice another offer into the ring. Some agents lie about everything, so when they do actually say something true you don't believe it, in my case I was told there was a second offer, which after all the other lies I didn't believe. So anyway... https://www.realestate.com.au/property/161-warren-rd-parkdale-vic-3195 Video here. https://drive.google.com/file/d/1q3ed3bqikIXqzbydK-jf9pffhbPnCh-VMA/view?usp=sharing But perhaps in future I'll be the 1 laughing? I saw it in person later and thought it's just a brick box.. My uncle is a bricklayer and my nephew is a chippie, so if I want to build something similar in future I probably could, for far less than than the asking price of that place. Administrators gav240z Posted July 24, 2018 Author Administrators Share Posted July 24, 2018 Yeah I reckon it would be quite cold, hence the fireplace in the outside area. So it may not be as functional as it is cool looking.
